	2-4 Unit Multi-Family Properties: 2 to 4 unit Multi-Family Properties are the most desirable for first time investors because of their ability to be financed with Fannie Mae loans. What this means to the investor is that the properties can be purchased with a minimum of cash. In most cases the properties can be purchased with 90%, 95% or in some cases 100% financing.
	Apartment Buildings with 5 or more units and other Commercial Properties: Apartment buildings with 5 or more units and Other commercial properties such as office buildings, industrial properties, retail centers and stores must be financed with Commercial Mortgages because these buildings fall outside traditional Fannie Mae guidelines. These loan instruments are typically 75%-80% Loan to Value.
	(NNN) Triple Net Properties: The most common concerns of a property owner are the property management issues. For those investors that want to avoid tenant and maintenance issues there are Triple Net (NNN) Properties. These are properties that have long term lease tenants that assume the responsibility for Taxes, Insurance and Maintenance (Triple Net). There are many Triple Net Properties in every community.
	Fix and Flips: This type of investment property is the riskiest form of Real Estate Investment. When a “Fixup” property is purchased there are often many unknowns such as: Cost of remodeling, Future market value and Holding costs. Many people begin and end their Real Estate investment plans with Fix and Flips because money was lost instead of made.
